per pet, per month. Pets over 50 lbs. are not allowed
1. A pet or shall be defined as a domestic or household dog or cat, which will weigh no more than fifty (50) pounds at maturity. . ESA (emotional support animal) must follow all rules and regulations regardless of its status.
All ESA must have proper documents on file showing the animal is a certified ESA.
2. One-bedroom units are limited to one (1) pet and one ESA. Two-bedroom units are limited to two (2) pets and one ESA. The combined weight of all pets may not exceed seventy (70) pounds. Pets that are on the property prior to January 1, 2025, are not subject to the number or weight limits as long as they are registered on the 2025 Census form within thirty (30) days of the effective date but do apply to their replacements.
3. All pets or ESA shall be registered with the Landlord on the Census form within thirty (30) days of occupying the property, vaccinated, and wear a conspicuous tag showing the name and address of its owner and proper registration as required by law.
4. No aggressive animals will be allowed on the property. Tenants will be notified of any animal displaying aggressive behavior and they must make arrangements to permanently remove the offending animal from the premises within three (3) days of the date such notice is given..
5. Tenants are responsible for all damages to the common areas caused by any pet or ESA that resides in their unit. The cost of repairing any damage caused by an animal regardless of its status ( pet or ESA) shall be assessed to Tenant. This cost can be attributed to but not limited to landscaping, grass, trees, bushes, other plantings, railings, porches and fences
6. All pets and or/ ESA are to be kept clean, quiet and under control by their owner. All animals must be always kept within an enclosure or on a leash. All Animals Shall be properly restrained to keep them from encounters with vehicles, other leashed animals or pets and humans. No animal shall be tied or chained to the limited use or common areas. Pet stakes, chains, and ties found on or attached to the limited use or common areas will be confiscated and discarded, without notice.
7. Nuisance animals be it a pet or ESA with annoying habits (i.e. barking dog(s), screaming cat(s) roaming pet(s), or ESA, etc.) that interfere with the rights, comfort, or convenience of other residents will not be permitted on the complex. Tenants will be notified, and they must make arrangements to permanently remove pet(s) or ESA from the premises within three (3) days of the date such notice is given.
8. There shall be no feeding of pets ESA or stray animals. All pet or ESA excrement must be promptly picked up and deposited in a suitable receptacle. Cat litter must be securely bagged and deposited in trash cans, DO NOT dispose of in toilets.
9. Any tenant who keeps or maintains any pet or ESA shall be deemed to have indemnified and agreed to hold the Landlord, each of its employees and the Declarant free and harmless from any loss, claim or liability of any kind or character whatsoever arising by reason of keeping or maintaining such a pet. Any tenant who maintains any pet or ESA in this property thereby expressly assumes all liability for any and all action by the pet whether or not the owner had prior knowledge, notice or forewarning of the likeliness of such actions. They shall be absolutely liable to each and all others, their families, and guests for any damage or injury sustained by any animal brought or kept upon the complex.
Violations of any of the Pet Rules by either a pet or an ESA are subject to any and/or all of the following: A minimum fine of $25, doubling of fines for repeat incidents, repair of damages assessed to the tenant, and lien imposed for failure to pay fines including any legal fees. An immediate fine of $100.00 is applied when animal feces/excrement and or vomitus are not picked up immediately, animal has defected and owner does not have in their possession a way to pick it up when animal has completed voiding bowels or bladder, proof comes from any person or persons viewing and reporting to the landlord or management or BOD, no returns to or vehicles to retrieve bag or other material to clean up will be accepted. All people in control of any animal are required to exhibit immediate action when animal has completed voiding by exhibiting they have in their possession bags or paper or other material that shows their intent to remedy the excrement and clean up immediately after the animal
