Special Provisions

This unit is in good shape and, with minor exceptions, ready to live-in.   In exchange for cleaning and make ready of  unit herein described  and for considerations of improvements related to Make-ready and normal habitability considerations touch-up painting, clean-up, and any minor repairs etc., rent will hereby be reduced $ 100.00 per month, from $ 1,100.00 to $ 1,000.00 per month and lessee will assume inhabitation thereto.

 

Additional incentive by Lessor:

If I pay my balance, and obtain a receipt, on or before 5:00 pm, on the 1st of each month, I am entitled to a $ 50.00 on time discount on my rent, reducing the total rent payment to $ 950.00.  I fully understand that if, for any reason at all, I do not pay the full balance all charges due on my account by the 1st my rent payment will revert to the full $ 1,000.00. Payments must be made in person or mail. No Drop Box is provided at the office.

 

Lessor shall make inspection of clean-up and repairs within the 1st 30 days and quarterly throughout the term of the lease.  Should repair’s, clean-up etc., NOT be done as agreed, B&H Co-Pays credited for these services will be back-charged and immediately paid to Lessor by Lessee.

 

If Lessee does NOT fulfill all Lease Agreement provisions and Lessor is compelled to file Eviction, this agreement is null and void and all discounted rent charges will be back-charged, due and payable.

Lessee is encouraged to purchase renters insurance.
